So this past year, 2025, marked another challenging year in Real Estate. A lot of it was due to the economy and buyer/seller uncertainty of what the future holds for Canada. On a positive note, some cuts were made to the Bank of Canada (BOC) rates and some months, the rate did not change at all. Here is the list of what transpired in 2025 regarding the BOC rates:
- Jan 29: Cut to 3.00%
- Mar 12: Cut to 2.75%
- Apr 16: Stayed at 2.75%
- Jun 4: Stayed at 2.75%
- Jul 30: Stayed at 2.75%
- Sep 17: Cut to 2.50%
- Oct 29: Cut to 2.25%
- Dec 10: Held at 2.25%
This was good news to anyone renewing mortgages this year with variable rates but did not affect mortgages with fixed rates as they are influenced by bond yields. The economy and inflation affect bond yields. If you are re-newing your mortgage in 2026, I urge you to speak to your mortgage professional about your fixed rates and how they will be affected by bond yields this year.
Each time there was a BOC rate announcement, we did experience some increased real estate activity but overall most areas realized an increase in DOM or "Days on Market" with the exception of Belleville and Trent Hills. All areas had a decrease in average close price in November this year versus last year. Here are some statistic snapshots of some areas for November 2025 in Hastings County versus 2024:
