What to check for when viewing houses?

This is a very general checklist but will be very helpful as you navigate a myriad of showings of potential houses you are interested in.  Please note it will be a bit different if the property is a farm, vacant land, condo, townhouse, rural, or waterfront property:

🏡 Home Viewing Checklist for Buyers

📍 Location & Neighborhood

  • Proximity to work, schools, transit, shopping, and amenities

  • Neighborhood safety and general upkeep

  • Noise levels (traffic, neighbors, nearby businesses)

  • Future development or zoning changes nearby

  • Parking availability (street or driveway)

  • Curb appeal and first impression


🏠 Exterior Condition

  • Roof age and condition (missing shingles, moss, sagging)

  • Gutters and drainage systems (clogging, proper flow)

  • Siding or exterior materials (cracks, peeling paint)

  • Foundation (visible cracks or water stains)

  • Windows and doors (seals, ease of use, condensation)

  • Fencing and landscaping (maintenance level and privacy)

  • Driveway, walkway, and garage condition


🛋️ Interior Condition

  • Entryway impression (smell, cleanliness, layout)

  • Flooring (scratches, stains, uneven surfaces)

  • Walls and ceilings (cracks, bulges, water stains)

  • Windows (functionality, natural light, drafts)

  • Doors (alignment, creaks, sticking)

  • Stairways (stability, railings, carpet wear)

  • Storage/closets (size, number, layout)


🛏️ Bedrooms & Living Spaces

  • Adequate space for furniture

  • Closet size and storage options

  • Electrical outlets and lighting

  • Privacy and noise between rooms

  • Ceiling height and overall comfort


🍽️ Kitchen

  • Cabinet space and storage

  • Countertop space and condition

  • Appliance condition (stove, fridge, dishwasher, etc.)

  • Sink and faucet (water pressure, drainage)

  • Ventilation (range hood, window, fan)

  • Age of appliances (ask for records if needed)


🛁 Bathrooms

  • Water pressure and hot water availability

  • Drainage in sink, tub, and shower

  • Grout, caulking, and signs of mold/mildew

  • Ventilation (fan or window)

  • Toilet function and plumbing noises

  • Storage and counter space


🔌 Systems & Utilities

  • Heating system type, age, and condition

  • Cooling system (central AC, window units, etc.)

  • Electrical panel (amperage, labeling, condition)

  • Water heater age and location

  • Plumbing (pipes visible in basement or under sinks)

  • Fuse or breaker functionality


🧰 Basement / Attic / Crawlspaces

  • Signs of water damage or past flooding

  • Cracks or musty smells (moisture concerns)

  • Insulation level and ventilation

  • Pests or droppings

  • Ceiling height and potential usability


🌳 Yard & Outdoor Space

  • Lot size and usability

  • Sun exposure and shade

  • Landscaping needs (high- or low-maintenance)

  • Fencing or hedges (privacy and security)

  • Decks, patios, or outbuildings (shed, garage)


📝 Ask or Investigate Further

  • Age of major systems: roof, HVAC, electrical, plumbing

  • Utility costs (heating, hydro, water)

  • Recent renovations or upgrades
